<p>以我个人的观点,在目前贷款利率较高的情况下,还款的快慢主要取决于三点。</p><p>一是因CPF的Ordinary AC的存款利率低过市场的贷款利率,因此应多利用CPF来还款,即可采用将还款人,如夫妻的Ordinary AC的月入额作为月还贷的reference amount and based on the amount to work out the tenure of loan.</p><p>二是收入和风险的承担能力。我们出门在外,和当地的有钱人家的子弟不同,风险是最大的考虑因素。一但over stretch,出现现金周转问题就得不偿失了。目前本地银行的贷款比例大多根据借贷人的monthly take home pay的40%(如无其他车贷或收入的情况下)作为基本的衡量标准,再根据市场和竞争情况进行一定程度的调整。也就是说,对月入4000元的PR/公民来说,一般上银行所愿意提供的贷款是每月1,280左右。朋友们不妨以此作为月还款的上限考虑还款期。</p><p>三是个人的期望和再投资的能力。我发现国内来的朋友多喜欢快速降低债务。我自己也曾有一年一次过还一笔贷款的经历,周围的朋友也有向家里筹款一笔将HDB贷款还光或大量减少的例子,这样的好处是轻松的感觉和risk control。但最近几年来无论是股市(包括基金)还是房市的收益都大大高于3%-4%左右的市场利率,所有我很同意前面一位朋友的说法,对于只有HDB的朋友,可考虑适当拉长tenure的做法;对于同时拥有HDB(并可享受2.6%HDB利率)和private的朋友,则肯定要尽量拉长HDB's tenure,因为只从利率角度来看,市场上没有任何一家银行的利率好过CPF的HDB贷款利率。</p>
