<h4>Q What&nbsp;does the Quest Line Search reveal?</h4><p>A: It reveals litigation suits lodged against the applicant, including those by other organizations like telephone companies, power supply, etc.</p><h4>Q How is the Debt Servicing Ration (DSR) calculated and how is it used to determine the loan quantum?</h4><p>A: DSR is the percentage of the borrower's total monthly financial commitment against his monthly income and it will determine the loan quantum to be granted. The acceptable DSR varies from FI to FI but is usually between 40% to 50%</p><p>The following factors are considered in the computation of DSR:</p><p>1. All existing loans by borrower with monthly repayments, like housing loans, car loans, personal loans, etc.</p><p>2. For credit facilities like overdraft and credit cards, the FI will take into account a while others take the whole credit limit into consideration. Therefore, if the gross monthly income is $5000 then the total monthly financial commitments including the current monthly repayment for the loan being applied for - must not exceed $2000 (based on a 40% ratio). If not, the loan application may be rejected.</p><p>3. If your client's gross monthly financial commitment exceeds the acceptable DSR, he will have to either cancel some of his other facilities, or apply for a lower loan amount.</p><p>But do note that different FIs will have different components in their formulas, so it's best to seek the advice of the respective Housing Loan Specialist (HLS) that you are working on the particular loan. </p>

<h4>Q What if there is more than one borrower?</h4><p>A For Mutiple borrowers, FIs allow:</p><ol><li>Pooling to increase loan amount and tenure.</li><li>Non-owners to be borrowers though the main borrower has to be younger than 55 years of age.</li><li>CPF to be used - but for owners only. Joint borrowers who are not registered owners can not utilize their CPF.</li></ol><p>TO NOTE:</p><ol><li>The common way of calculating loan tenure is the average of ages.</li><li>Approval takes about 3 to 7 working days upon full submission of documents.</li></ol><h4>Q What is the maximum loan tenure which my client can enjoy?</h4><p>A It is usually 35 years or up to the borrower's age of 70 upon loan maturity, whichever is earlier (important to note that different FIs have different guidelines when calculating loan tenure). A secondary consideration for leasehold properties is that property must still have at least 30 years balance on its lease upon full settlement of the loan. For freehold properties, this does not apply.</p>

<h4>Q What is Bad Credit?</h4>
<p>A Bad Credit is a term that is used by FIs to categorize instances of poor financial management. For example, if you has consistent traces of default repayments on his loan or credit facilities, then it would imply that you has a bad credit standing / rating. However, having this reflected is not a totally lost cause for you. On a case-by-case basis, FIs may consider the application on exceptional grounds but may opt to grant you a reduced loan amount to suit your repayment ability.</p>

<p>在新加坡,只有Prime Loan。没有像美国有那样的次贷和Lier's Loan.</p>

<p>所以,像你们的情况,贷款变得非常困难。</p>

<p>不过,这个也是保证新加坡的银行资产优良,所谓地创造一个值得信赖的金融环境吧。</p>
