<p>麦克是高手,小弟学一下。</p><p>Micheal, how can i tell the exact difference between condo, APT, Exe APT and Condo APT?</p><p>If a Singaporean (couple, 30+ yrs old, professional)&nbsp;is holding a HDB unit, when he wants to buy an above mentioned, is there any constraint? Usually can he get bank loan easily or not? </p><p>&nbsp;Thanks </p>[em01]

<p>请教,PR从银行贷款(分期付款)买房,要付多少利息?</p><p>举例来说,买一套市场价300K的HDB,首付至少多少?还款期如果是20年,每月还款额多少?其中的利息要付多少?到全部还款结束,总共支付了多少利息?</p><p>还款期可以超过20年吗?还款期中间,能否要求增加每月还款额,以便提前还清贷款(好减少支付的利息)。</p>

condo= normally is with full facilities , security guard,  swimming pool, tennis , gym, clubhse, and other and the title is under condo status
apt, normally is only with or without car park or security (bare minimum facilities) title under apt no condo
exe apt ( is it under hdb ?) will be the one of the biggest unit under hdb
condo apt? i don't know this cats

he can buy any condo unit or apt unit provide he got the money, he can get bank loan provide he is making enough income (normal guide line 40% of hsehold income to services the hse loan for 2 unit), BUT

take note : he cannot buy and keep 2 hdb unit ,
and
in the event he want to buy 2nd unit , he have to set aside  a minimum sum in cpf( aorund 46k) before he can use the fund in OA account to service the hse loan for the 2nd unit ( wef from 1st july 2006)
no clear ask again

5% of 300k = 15k cash 15k cpf the rest is loan (+ around 2.5% for stamp duty legal fee and misc fee , exclude agt fee)
loan 270k:
monthly : $1565.89 (3.5%)- $1636.15 (4%)
total repayment: $375 813.90</p><p>total interest: $105813.90(3.5%)-$122675.25(4%)</p><p>u can do partial repayment , just have to give the bank 1-3 month notice they will do up the paper work.</p><p>repayment period can go up to 35 year , it depend on the age of the property and the age of the applicant/buyer.

yes. the interest will get lesser but best can get one banker to do a full caculation for u , this will be safe, u need banker i can intro some very good banker(services no good , i will not introduce and bad my name) to u (from all banks)

for Qn 2 , some bank , want u lock in for 2 year , u only can pay constantly until the lock in period over. after that than u can reduce the loan,, u mention the way , all can be arrange , it depend on banks, some allow the first way some allow the 2nd way , some allow both way , u  have to ask them.

挺难决定啊

1, u still can take grant after one person got SC, (but u have to get from resale and involve Stamp duty and legal fee ,admin fee  , agent commissionetc, but the worst thing have to find time-off to scout for hse , can be very tiring) so in fact it about the same to pay for rental  , since is only one year might as well u wait.

it depend what job u working as. if u have payslip ,(work for other, they will look at the monthly gross income of hsehold income.) for self employ , they will look at IR8A, income tax return.
